Initially there was no phone call, rather, I received a yellow postcard in the mail.

The sender is obviously an experienced marketing business person, skilled at generating interest and eliciting you making contact with him. I called him back using Google Voice to hide my actual home telephone number, preserving my anonymity and allowing me to record his outgoing message.

**Description of the yellow postal card**

Their address (325 Chestnut St., Suite 876 #245, Phila., PA 19106) and call back phone number were on the card but no company name given. The card reads:

"THIRD NOTICE - How much longer before I hear from you? I've done all I can to get a hold of you and this is my last resort... Please turn this card over... It's Important that I hear from you ASAP."

THIRD NOTICE

Attention: (my wife's & my names inserted) I urgently need to speak with you about (our home address inserted).

I am hoping that this card reaches you in time. I've tried for hours to find your phone number using the Internet but was unable to find it.

I've recorded a brief message about (my address) so you could at least hear me out and then decide if we should speak over the phone.

All you have to do is call (267) 233 5023 to listen to my recorder message about this matter. Call 24 hours a day, 7 days a week to listen to my message. (no one will answer)

I would appreciate you keeping this matter private."

If you call the number (267) 233 5023 given on their yellow post card, you'll hear the following recorded message:
‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗
"Finally, you called me back. I know that the postcard may have seemed a little strange so let me explain what this is all about.

I'm looking to buy a few houses in the area and wanted to know if you'd be interested in selling yours, the one that I mentioned on the postcard. I'm a real estate investor and I'm interested in buying your property, as-is, make you a cash offer and close whenever you want, even in as little as thirty days. Let me explain how I can make it easy and convenient to sell your house to me.

First, I'd like to pay for all of your closing costs when you sell your property to me. This would save you thousands of dollars. Normally, when you sell your home you as the seller are responsible for certain closing costs on the transaction and these closing costs would be in addition to any realtor fees or commissions that you would pay normally. When you sell your house to me, there is no realtor involved, so there are no commissions to pay. As I've already mentioned, I'll pay for all your closing costs. You'll end up making more money on the sale of the property.

Secondly when you sell your property to me, you don't have to worry about having your tenants move out. I can make arrangements for tenants or family members to move out later or even perhaps allow them to continue to live there after I buy the property.

Finally, if the property needs some repairs or fixing up, that's okay too. I can handle making the repairs when you sell to me so that you won't be inconvenienced. That means you don't have to worry about spending money to make repairs to the property, then incur additional costs or expenses, not to mention avoiding the hassle of dealing with contractors or handymen to coordinate repairs.

Of course when you sell the property to me, you'll be able to avoid all of this. When you sell to me I'll explain everything in clear and easy understandable terms and handle all the paperwork. However, of course you will have everything in advance so that you can have enough time to review it and make sure that you feel comfortable with everything. I'll have the transaction handled by a licensed and insured title agent or attorney in a local area. This way, you'll know that everything is being done above board.

Now most of the properties that I purchase are in need of repairs or updates. As you'd imagine, because sometimes substantial expenses involved in doing this, I'm probably not going to be in a position to pay you full, fair market value for your property. However, I can easily pay you a fair price based on the condition and situation. The bottom line is I just want to come up with a fair value based on the condition of the property the situation and your sense of urgency. If my fair offer is acceptable to you then you'll get cash in thirty days or less and avoid having to wait the typical four to six months it normally takes to sell a property in this market. There is nothing funny here. Nobody's going to try and sell you anything. The rest is sure that I'm not interested in convincing you of doing anything. I'm just an investor looking to find a few properties. If this isn't right for you, then I don't want to push you into doing anything.
In the end, you can decide if working with me is right for your situation.

Here's what you have to do next. Take a few moments and leave a message with your name, phone number and the address of the property that you are thinking of selling as well as any details about its condition, the number of bedrooms, baths and your asking price. Once I have all the information on your property I'll call you and give you a firm offer within 48 hours and then you can decide what's best for you. At the end of this recording you'll hear a tone. You go ahead and leave the information after the tone. Again, thanks for taking the time to listen to this message and remember to speak slowly and clearly. Spell any uncommon names and give me as many details about the property would like to sell. I look forward to speaking to you soon. Now here comes the tone I told you about."
‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗‗
If you don't leave a message after the tone he does call you back later from (267) 244-9163 to ask if you want to sell a property or know of anyone who does. He is polite, business-like, and not at all pushy and he accepts "No" as an answer. He appears legitimate to me.

A Google search shows the company: "Problem Property Pals" www.ProblemPropertyPals.com at the Chestnut Street address given on the yellow post card.
