We received the letter yesterday, too. Did not bother to call since I googled # and found this site. Letter seems suspicious at best since no identifying information or letterhead. Thanks all for reporting on this!

This is totally a scam and should be illegal. It is wrong to send this kind of letter out with no identifying information and then ask for money up front. They get your mortgage information from the recorded deed on your property which is available to anyone. DO NOT CALL or respond to these people...

This is a scam. Don't call and don't give them any of your information. I did a Google search on this phone number as I too couldn't find anything on "ACT Services" and then Goggled this phone number. The top two returns was this site and a blog which I have included the link below. This guy is confirming that this is a scam and that calling them will lead to no returns and possible harassing phone calls for the next few months. I tossed the letter and did not call this number.

Those dates and figures are a matter of public record from the court where it was filed.

Just received letter in the mail today. As others were, I was skeptical due to no business information included anywhere in the letter. I did call and was told that I had 3-minute wait, and that I was calling "ACT Services". As I was on hold I tried googing this service and came up with nothing, so I then googled the phone number and got to this website. After reading the numerous comlaints and information provided, I immediately hung up without having to speak with anyone and threw away the letter. Thanks again!

I just talked to them myself. My question is this. Has anyone actually tried the $99 yet? I'm obviously as skeptical as anyone and I'm having a rough time finding anything on the internet good or bad. It's possible they are corrupt and use a "reputation cleaner" that sweeps the web of hits. I don't know. Experts - please chime in now - I'm listening

Recieved letter in the mail today. I immediatly Googled it. Saw the same response I had. Knew it wasn't, couldn't be real. Never called the number and don't plan to. Thanks Google.

We received a letter today in El Paso, TX. When I saw no letterhead or business information, I knew right away this was not a legit letter. When you are a business of this magnitude and have no website in today's world, your letters will get tossed into my trash can.

Hope no one has been scammed by these people.

Received same letter indicating an average refund of $1500 for overcharging/miscalculating mortgage loans. Did not call the phone number.

Just opened this letter about a mortgage refund. No company or organization information liisted; a big red flag to me. Entered the phone number into my browser and found this site. Not going to follow up.

Having worked off & on in the mortgage industry over the last 20 years, I was curious. I blocked my # and called. I spoke to a very well spoken gentlement who did direct me to the correct website http://consumerservicing.org/ - which was mis-quoted in a prior post. Evidently, the $99 is refundable if no refund or errors are found - I imagine that you could use a one-time use generated credit card number for this, if you have a card that provides this service. I am not sure, at this point that it is for sure a scam. But, to err on the side of caution is always prudent.

Received the same letter and have deceided not to call because it is for sure a BIG SCAM!! CANT FOOL AMERICANS...HUMM..SOUNDS LIKE A POLITICAL STATEMENT...SEE YA ALL IN 2012!!

Yep a definate scam. They pull the info from the general archieves at city hall. Any broker or insurance company can pull the general information for advertising purposes. Tear it up and spread the word so others don't fall victim to this scam.

I got a letter in the mail concerning a refund of $1500 or more from fraudulent mortgage practices. The dates for when I did the refi were correct and the amount for which I mortgaged were also correct, but there were some obvious red flags. Why was the company name absent from the letter. No contact person was listed and the address on the envelop is just a post office box. After googling the phone number, I saw so many other memos stating the same concerns I have. This needs to be reported to the BBB and the local news - Channel 2 problem solvers. I have already spoken to others at work that got the same letter.

Thank you to everyone on this site. I just got the letter stating that we are due a refund of $1500 or more. There was two big red flags this was a scam. The first thing is our mortage is under both my husband and my name and, the letter is only addressed to my husband. The second thing was the date of the mortage was 2 years off from when we got our mortage. I am going to report it to the BBB and the Attorney General. I cannot believe this so call company is able to continue to scam people. Do not release any information to these people

Got the same letter as described by others. Mortgage amount and date financed were correct. I googled the phone number, saw the reports on here. I called number anyway, and recording states that it is some company called ACT services. Talked to a pretty nice guy on phone, told him I wanted to know what 'government studies' they were referring to in letter and asked if he had any information to cite. He directed me to a website http://www.consumerservices.org and told me to call back when I had enough information and felt comfortable that they weren't a scam.

I don't plan on calling them back, but two things stood out.

1. The guy I spoke with did not speak with any accent, he had perfect use and command of the language, and he sounded educated.

2. He did not pressure me at all.

This was the extent of my follow up so far.

Received the same letter and had the same concerns as no business name or contact name, etc. The website you provided gave an error Error:

403 - Forbidden - You tried to access a document for which you don't have privileges.

Personally I would not pursue this letter!

Interesting...I just tried to go to that website (consumerservices.org) and it said I was "forbidden access." Sure does sound like a scam to me too!

I decided to call these people also. Although they were professional, I still had a problem with their having no company name and no actual website. I saw their A+ rating with the BBB online. I am just curious about your opinion. Oh, and I also told them that I didn't have a credit card to send in the 99.00 fee. They are supposed to be calling back next week for a withdrawal from my account which I still am not going to do. What I'm going to tell them is that I will mail in the payment fee and if they don't want to accept that way I will know that it is probably a scam although the fee is supposed to be refundable.

Same as all the others, got the letter. It included correct details about my fairly recent mortgage refinance so had a tiny bit of legitimacy with accurate dates and dollar amounts. However as I've always been taught and others have commented, if it seems too go to be true, it probably is. Thank you Clark Howard for the constant reminders. It's a complete scam when they require a credit card and "refundable" fee if they cannot find the mysterious overcharged funds.

Google saves the day again and kept me from making a wasted call to these shysters.

Never did call. Just got the letter, figured it was a scam since no info was listed. Thank God for Google!! This just confirmed it. Thank you everyone!

Actually these guys are a great company. They aren't a mortgage company so that's why they don't put their info on the letter. they do in fact check out with the BBB and the have an A rating. So I feel comfortable doing business with them.

Yeah, i agree with the others here. For once here is a company that does what they say their going to do. I appreciate their honesty. They check out everywhere i look. BBB consumer reports ect.

Received this letter today saying to call this number. I noticed no company name or government dept. and a preposition missing in one sentence: idiots. Glad this site was out there!
